What Is Rank And Rent And How Does It Work

Rank and rent means you build a local website, get it to rank on Google, and rent the calls to a local business. This lesson covers how the money moves, what it costs and what most guides leave out.

Why This Matters
Most people meet rank and rent through a video promising easy money. It takes steady work, and it is not free money. It is a small local media business, and it works when an owner gets more jobs from your site than they pay you in rent.

The Short Version

Picture a website called something like your city plus concrete. It has no company behind it yet. It has pages for driveways, patios and foundations, and a phone number. You work on it until it shows up when people search for concrete work in that city. The phone starts to ring. You forward those calls to a local concrete contractor who wants more work, and that contractor pays you every month.

You own the site and the number. The contractor rents the calls. If they stop paying, the calls go to somebody else. That is why it gets called rent, and it is close to owning a billboard in a good spot.

Why An Owner Would Pay For This

Most small owners are great at the work and bad at marketing. They have paid for ads that burned money and for SEO that never showed a result. You walk in with something different. You can show them recordings of real people in their city calling for the exact job they do. They do not have to trust a promise. They can hear it.

We have run Clickflame since 2004, and that part has not changed in 20 years. An owner who hears a real call about a real job gets interested fast.

How The Money Moves

There are three common ways to charge, and we teach all three in the course.

  • Flat rent. A set amount a month for all calls in that trade and town. Simple to collect, and it is the goal.
  • Per lead. A set amount per qualified call. Easy to start, and you will argue about what counts as qualified.
  • Per job. A share of each closed job. Fair in theory, and you have to trust the owner's count.

The right price comes from the owner's numbers. Say a job nets the owner $400. If your site brings them six of those a month, they made $2,400 they did not have before, and a rent of a few hundred dollars is an easy yes. If your site brings one a month, it is a hard no. So the right way to set a price is to count first. We have no magic rent number to give you, and you should be wary of anyone who gives you one.

The cash cost is tiny. That is the appeal and also the trap, because low cost makes people careless about picking a market.

The Steps, In Order

  1. Score a market, trade plus city, before you spend anything.
  2. Buy a domain.
  3. Build a truly useful site with pages for the real jobs.
  4. Add a tracking number so every call gets counted and recorded with consent.
  5. Get it indexed, listed and linked until it ranks.
  6. Take the calls to an owner, give them a trial, then charge.

What Most Guides Leave Out

Three things come up in almost every failed attempt we look at.

The map pack. For most local searches, the top of the page is the three map results. A lead site with no real location can't truthfully get a Google Business Profile. Google's guidelines say a rented mailing address, a virtual office, is not eligible. Guides that say to set up a fake profile are teaching you to lose it. So your site earns its calls from the organic results below the map, plus whatever the real tenant's own profile brings once they are on board.

The owner. Plenty of people rank a site and then discover they have no idea how to sell. Somebody has to call owners. In the beginning that is you.

The rules. Text messages need consent. Call recording laws differ by state. You can't claim a license you do not hold. None of this is hard, and all of it matters more than beginners think.
